Faucher, MAI and Michael Tarnow, MAI, SRA, are both members of the Appraisal Institute. Commercial appraisals are conducted on all commercial property types ranging from: mortgage appraisals, appraisal for various government and non government agencies, tax appeals and appraisals used in litigation. Our clients have a very broad and diverse base. Our firm is staffed to comfortably handle the largest portfolio assignments clients have to offer.

Forensic Appraisals

A forensic appraisal is a retrospective appraisal that includes a review of an appraisal (not prepared by us). The forensic appraisal relies on the market conditions prevalent at the time that the original appraisal was prepared. The forensic appraisal corrects any flaws found in the original appraisal paying particular attention to changes in market conditions, highest and best use issues, feasibility analysis, absorption rates, capitalization rates and discount rates. The forensic appraisal results in the value that the original appraisal should have developed if it properly considered all relevant market factors.

Too often appraisers ignore relevant market data and obvious signs of changes in market conditions.

Other Services

We have been providing appraisal services to all of Northern Michigan since 1976. We are headquartered in Traverse City, but the territory and clientele we serve is very broad and diverse. Commercial appraisals are performed throughout the State of Michigan with the range of appraisal services for franchise motels and hotels expanded throughout the Midwest.

Residential services are limited to the northwest Quadrant of the Lower Peninsula of Michigan.
